Building Contractors vs. Owner-Builder

Money usually dictates whether you choose to do it yourself, or to contract the work out. However, there are many other factors to consider as well. This can include the cost of equipment you will have to rent or buy, the amount of spare time you are willing to devote to it, your confidence in your own skills and abilities. On the other hand, if you contract it out often you won't have quite the same attention to detail, the sense of accomplishment of having done it yourself.

Additional factors include: experience, guarantees, contacts, and time. The contractor will obviously have more experience, unless you are qualified and have done similar jobs before, or have done many DIY projects. Having an experienced contractor will save you money by doing the job right the first time. There is no guarantee for a DIY, whereas a contractor should give you a written guarantee for quality, timing, and costs. Contractors not only should carry insurance on their workers and themselves, but also on the quality of the job. A contractor not only has good contacts for materials but also is buying labour at reduced prices too. Without the experience, an owner builder is bound to take more time than a contractor to finish the same job. They do save money but at the expense of time. If the job requires specialized knowledge, equipment or significant time investment, probably hire a contractor.

Choosing a building contractor

A building contractor should not only offer a competitive price, but also efficient production, quality materials, quality construction, and security. Always get guarantees in writing, and check that they have insurance. You can also check if they belong to an association, as these give assurance as to their qualifications.
A commercial construction building contractor might perform all aspects of construction or might only perform specialized work, such as bricking or plumbing. Residential building contractors will often take care of every aspect of building, or sub-contract out certain aspects such as the electrical installation.
You should obtain at least three estimates of the work you are hiring performed. You want to make sure that you are protected against drawn-out completion dates and unfinished work. You should also ask how much of the work will be performed by subcontractors.
